Q. How much will the drawings cost?
A. The cost of drawings will depend on the complexity of the proposed works and the type of application which is being submitted. We provide you with a no obligation fixed fee proposal at the start of the process so you know how much to budget for.
Q. What type of drawings do you do?
A. We aim to cover all types of applications and provide planning and building regulation drawings for householder extensions, loft conversions, new builds and listed building applications together with commercial builds.
Q. How long will the process take?
A. We aim to provide you with a set of draft drawings within 4 weeks of being instructed. Once the planning application is submitted you should allow a period of 8 weeks for the decision notice to be issued.
Q. Can you guarantee that planning permission will be granted?
A. We cannot guarantee that planning permission will be granted as it will be the Local Authority who will make the decision. However we will do everything we can to obtain planning permission for the works proposed.
Q. Can you recommend a builder to do the work?
A. We can recommend a builder in your area but are not able to advise on their likely costs or timescales.
Q. Do I need planning permission?
A. If your property is listed or in a conservation area then you will need planning permission. Some works can fall under permitted development rights but we would always in those cases advise making an application for a lawful development certificate to ensure that there is no issue in the future.
Q. Do you charge for the initial site visit?
A. We do not charge any fee for the initial site visit. There is also no obligation to instruct us once the site visit has taken place. After the site visit we will provide you with a no obligation fixed fee proposal which you can either accept or decline.
Q. What if my neighbours object to my plans?
A. On submission of the application, the local authority has an obligation to send the application out to consultation and this is likely to include your neighbours. Your neighbours do have the right to comment on the application and can either support or object. The planning department will only take into account the comments that relate to planning policy into account.
